The management Company

The Umalas Loka Villa will collaborate with Tri Yobel Property and management company which has one of the most experience of managing villa for the villa owner. One of our Director is now managing The Maya Loka villa which has been earning biggest ROI of almost 30% in 2007.
Most of the Tri Yobel`s directors have experienced in the tourism industry for over 12 years. One of our marketing strategies is to sell to Japanese, Korean and European Market. We will also affialiated with Unires - Pegasus, an US based Company in Dallas to market The Umalas Loka villa to more than 500,000 IATA Travel Agents and more than 60,000 Travel websites in 200 countries around the world. Through Global Distribution System and Alternate Distribution System, all the Agents and also Travelers will be able to acces to Umalas Loka Villa within their fingertips. it is the most sophisthicated and the most advance marketing tools where most of all International Hotels are using.
More than 500,000,000 Travelers around the Globe will be able to reach and make the booking through Real Time Central Reservation system. Tri Yobel also has a deep understanding of the needs and aspirations of vacationers looking to experience their holiday to the fullest. Tri Yobel will use all the knowledge as the cornerstone for building the company into National Leader in the Industry. Investment Strategies

These are three options available to owners of The Umalas Loka Villa.

Option 1. Rental Pool
With this option, the Villa owners have the opportunity of allowing the management company to rent their villa to paying guests and sharing the income produced. Eighty Percent ( 80% ) of the income will go to the villa`s owner, with the management company retaining twenty percent ( 20% ) as a management fee. The villa owner may elect to stay in their villa at any time.
Costs involved :
While a villa is part of the rental pool, The owner is required to pay the villa electricity, cable television and annual maintenance levy. Telephone and broadband will be charged to the paying guest as personal account. The costs of servicing the villa is covered by the maintenance levy. Please note that while owner are residing in their villa, Option 3 are applicable.

Option 2. Guaranteed Return
With this option, the Villa owners receive a guaranteed Return on Investment (ROI) of 6 % per annum. Owner wishing to take advantage of this option are eligible for the following benefits :
* ROI 6% for three years
* Waived maintenance levy
* Owner occupancy up to four weeks per year - Two weeks in high season and two weeks in low season.
Costs involved :
While the villa is pert of option 2, there are no costs involved for the villa owner. Please note that while villa owner are residing in their villa, Option 3 costs are applicable.

Option 3. Residency
The third option available to the villa owner that is to reside in their villas. Villa owners may choose to place their villas into the rental pool ( Option 1 ) at any time.
Costs Involved :
Villa owner that are participating in this option are required to pay their electricity, cable television, broadband, telephone and their annual maintenance fee. Should the villa owner wish to have villa serviced, a daily fee would apply.

Maintenance Levy
This levy covers all the cost of maintaining the common areas within the villa complex. it is paid on an annual basis. It covers such as pool maintenance, security, olandscaping, insect cradication, up keep of common areas, etc. 10% of this levy is held in a sinking fund account to be used for major capital reparation and maintenance.

Insurance
An all risk insurance policy is provided by the maintenance levy. This policy is standard and continuous covering the external and internal premises of the villa complex.

Terms of Payment
1st payment ( reservation deposit ) US$ 10,000
2nd payment 30% less of reservation deposit after one month
3rd payment 30% upon villa being certified as 30% completed
4th payment 30% upon villa being certified as 70% completed
5th payment 10% upon villa being certified as 100% completed

 

30 Years Leasehold + 20 Years Option

It is anticipated that owners of Umalas Loka villa will earn returns in two ways, from rental returns ( Yield ) and from the increase in the value of the villa ( Capital Gain ). In the following tables we endeavor to demonstrate the investment potential from purchasing an Umalas Loka Villa.

Rule of thumb with the Villa Industry is that value of Villa increase by 20 % once the construction completed and prorfessional management company steps in.

Capital Gain over one year US$ 35,600
